The Heartland Multiple Listing Service (MLS) activity report for January 2010 shows that there were 6003 Lot and Land available listings with 448 of them being new.  The average listing price was $169,830 and 28 were pending with 51 sales that had an average closing price of $105,644 and sold for approximately 90% of their listing price.  The average days on the market 195.

SOME THINGS NEVER CHANGE

When it comes to real estate investing even though new books and gurus preach about new techniques all the time; truly the basics of real estate investments have not changed. Land never changes. What is on top of the land may change but the dirt is always there. Its article of corporations will not dissolve overnight and disappear. Land will always be there and the amount we have now on earth will stay relatively the same in our lifetimes. 

 

ONE WORD

After the horrific news cycle over the last year real estate people are probably wondering if investing in real estate is still worth it.  In a word – Yes! And that one word is LAND! One word can sum up hundreds of real estate books and investing seminars and that word is PATIENCE!

Farmland Values in Kansas

 

The Federal Reserve Bank of Kansas City released data showing that farmland values strengthened at the end of 2009.  Most types of property were up in value however Ranchland was down which includes pasture and livestock grass here in Kansas.  Average values for Kansas were $1331 an acre for non-irrigated cropland and $1921 for irrigated cropland but only $750 an acre for pasture. 

 

The percent annual increase for Kansas on non-irrigated was 3.1% and irrigated 2% but again ranch or pasture land was down at -7.3%.  These were annual numbers and the most recent data from third quarter 2009 was more promising for pasture land at increase of 0.1% increase over previous quarter and non-irrigated and irrigated were 2.5% and 2.7% respectively.
